Lifestyle living or Lifetime saving

In my previous post i had given details of the apostrophe. Putting those details i get a question in my mind, does the lifestyle living justify the price it has. Looking at the pricing of apostrophe a 2BHK for nearly 48L, which in my opinion is 15-20L more than a very good 2BHK which you can get. Now a 2BHK coming in the range of 30-35L will still have good enough fitting and build quality.

Doesn't 15-20L extra for those imported doors and imported tiles seems too much. I guess if you plan to do it yourself it still will be much much less than 15L.

According to me if for e.g. a decent propety having good enough features is having a rate of 2300/sqft then a property with any additional features as higlighted by apostrophe can max should be in the range of 2800/sqft or less.

Then why do they have such an exhorbitant price, is it give you neighbourhood of only those having BMW's and Audi's, and to get off the commoner from booking. But even if you have such neighbours you still are living in Wakad and not Koregaon Park.

  2. It is unfortunate to know that there still buyers with deep pocket who do not want to evaluate the price they are paying against the actual value. They probably are IT NRIs who want some place to park their money and create asset.

    land cost 300 Rs psf per flat and add the construction cost of 1000 Rs psf and thats the input cost , rest everything above it is builders profit

    Well honestly this puzzles me, I as an engineer probably doesn't understand economy but have realized its more to do with sentiments. Otherwise its hard to understand why there is such a sudden activity which appears in stock market and real estate, when there have been no increment (In fact there have been decrement at some places), and many layoff which happened just a month or 2 back.

  6. There is a at least way out of it but of course we need at least 5 people like you. The person who is as serious of money spending and totally understand the value of money as you are. What i know the rate of Empty N/A land in Pimple saudagar is 20 lac/1000 SQL, if you find 5 people and each one of them ready to shell 20 lac, you can easily get 5000 SQFT land and all you've to build 5 floors for each of the member. It is world class luxury. I know many of friend who did this in Bangalore and living happily ever after. So i said we all need more people like you who really really serious of their hard earned money, of which 30% straight goes to govt of indya(Oldies). Then who has 20 lac cash in their pocket.

    Even i know and have seen such a thing where people come together to buy land and build on it. I have seen people from same office making a society buying a big piece of land and then making apartments of their choice. But yes you rightly said who have 20L cash :)

You have analysis and first hand info .. in many cases better than Ravi .... as he is mostly generic.... u have buyers voice and have covered concerns that everyone of us has ....   11. my cousin got the salesperson to agree on 50L for 3BHK on phone. He is confidant that he can get the rate to 47-48 in one-on-one with the salesguy. still 47L for 3 BHK in wakad in todays economic situation looks way costly. Pimple Saudagar has better flats in the range of 35-42 as I found out my visit there this Sunday. GK builders has loads of ready to move flats available in his half dosen schemes and he is willing to negotiate too.

  12. phase 1 at apostrophe is all sold and the final product is amazing, yes slightly expensive but absolute value for money. it is not only imported doors and tiles, you should surely visit the site now !
